Following the introduction to retail leasing, we're offering a more in-depth look broken into the three-part series to deliver even more content. We'll consider leasing from all perspectives - the tenant, the owner and property manager and the lease details.
In Part III of this webinar series, we review the lease. The lease is generally a comprehensive and lengthy document, sometimes spanning over 100 pages. However, there are very specific areas of focus that tenants and landlords look at. We'll learn how to explore the salient portions of the lease without getting bogged down in the minutiae.

- Maintenance Provisions: Who is responsible for what and why that matters
- Rent vs Percentage Rent and Gross Sales: What is the "right" set up for each tenant and how does their long-term outlook affect the set up
- The first 90 days: What should happen in the first 90 days and how can we write the lease to ensure that happens
Nancy San Pedro has held numerous roles over the course of her career, including leasing, property management and asset management in addition to being an instructor for IREM. She has worked for both private and public companies as well as managing her own portfolio. She is a long-time instructor with IREM and teaches the ASM Series, Finance 402, Ethics and the Management Plan Skills Assessment. Prior to moving to Texas, San Pedro was President of the IREM Los Angeles chapter and was IREM’s Young Professional Chair and Executive Councilor. Accolades include IREM LA President’s Award, IREM LA’s CPM of the Year and IREM Outstanding Young Professional. In 2021, Nancy was recognized by Globe Street as a Women of Influence. In 2023, she was chosen as one of Texas Connect CRE's 2023 Women in Real Estate Award winners which honors the achievements of inspirational women in respected leadership roles.
