Following the introduction to retail leasing, we're offering a more in-depth look broken into the three-part series to deliver even more content. We'll consider leasing from all perspectives - the tenant, the owner and property manager and the lease details.
We'll take a closer look at what ownership and their agents (leasing and property management) primary objectives are when entering into a lease. In addition to the qualitative elements of prospective tenants, what are the quantitative metrics that we must meet in order to sign the deal?
- What makes a tenant an attractive prospect? Is it cache, returns, a void in the market or all of the above? We'll take a look at what matters most to the landlord and why certain deals get done even when they don't have the highest return.
- The property manager plays an increasingly important role in helping land the right tenant. What do they consider important?
- What returns do ownership and leasing consider when choosing the right tenant? How to make sense of IRR, payback and YoC.
Nancy San Pedro has held numerous roles over the course of her career, including leasing, property management and asset management in addition to being an instructor for IREM. She has worked for both private and public companies as well as managing her own portfolio. She is a long-time instructor with IREM and teaches the ASM Series, Finance 402, Ethics and the Management Plan Skills Assessment. Prior to moving to Texas, San Pedro was President of the IREM Los Angeles chapter and was IREM’s Young Professional Chair and Executive Councilor. Accolades include IREM LA President’s Award, IREM LA’s CPM of the Year and IREM Outstanding Young Professional. In 2021, she was recognized by Globe Street as a Women of Influence. In 2023, she was chosen as one of Texas Connect CRE's 2023 Women in Real Estate Award winners which honors the achievements of inspirational women in respected leadership roles.
