Participants will gain insights into the commercial real estate landscape, with a special focus on South Carolina, and develop skills in leasing, financial planning, and property management.

Lesson 1: Overview of Commercial Real Estate (30 minutes)
- Understand the past, present, and future of commercial real estate.
- Recognize key trends and challenges impacting the industry.
Lesson 2: Commercial Real Estate in South Carolina and Product Type Overview (15 minutes)
- Identify the primary types of commercial real estate properties, including office, medical, industrial, retail, and multifamily buildings.
- Understand the specific dynamics of commercial real estate in South Carolina.
Lesson 3: Overview of Property Management and Best Practices (30 minutes)
- Learn strategies to develop effective marketing and leasing plans that maximize net operating income.
- Understand key lease agreements, structures, and clauses.
- Explore tenant mix strategies and lease negotiation techniques to align with owner objectives.

Lesson 5: Financial Analysis and Budgeting for Commercial Real Estate (45 minutes)
- Understand the role of financial analysis and budgeting in commercial real estate success.
- Learn how to analyze financial statements and operating expenses.
- Explore budgeting techniques, billbacks, and base year calculations.
Lesson 6: Developing a Marketing and Leasing Plan (45 minutes)
- Understand IREM’s best practices for commercial property management.
- Learn about management requirements, client and tenant relations, and property management responsibilities.

Brian Lozell, CPM® has been engaged in the field of property management for over 30 years with a concentration on managing condominiums, co-operatives and homeowner’s associations.
Brian obtained his CPM® designation in 2012 and has been actively involved with IREM® at the Chapter and National levels for more than 20 years. He is Past-President of the IREM® Chicago Chapter and has served on multiple committees at the Chapter Level. At the National level, Brian has served on the Student & Academic Outreach Advisory Board, the Knowledge Solutions Advisory Council, the Designations and Certifications Committee, the Legislative and Public Policy Committee and the Ethics Committee. Additionally, he is a former Chairman of the Ethics Appeal Board.
