Jesse Martinez is currently a Residential Portfolio Manager (Regional Property Manager) for Polinger Company. John “Jack” Gallagher promoted him to join the corporate office team February 2013 after working on-site for almost 9 years.
In June 2004, he was hired as the Leasing Consultant at Highland House West managed by Polinger Company where he raised the occupancy from 92% to 96% in just 6 months. In March 2005, Jesse was promoted as the Assistant Manager/Bookkeeper at Highland House West. That summer they started a multi-million dollar window and balcony replacement project for the 312 unit community. He was responsible for overseeing the contractors and maintenance team, and ensuring the residents were all prepared for every phase of the project. In November 2005, Jesse was promoted to Assistant Manager of Highland House West with responsibility for overseeing daily operations and bookkeeping. During this time, with supervision of a Senior Property Manager he oversaw the completion of the window and balcony replacement project, supervised the leasing team and maintenance team. In August 2006, the management team was re-organized and Jesse was promoted to Property Manager of Highland House West. In addition to being responsible for daily operations, he assisted his supervisor with the property’s budget and capital planning. Also, Jesse oversaw a major brick façade project.
Two years later, in August 2008, Jesse was promoted to Property Manager at the much larger sister community, Highland House Apartments with retail, commercial, and residential tenants. Here he oversaw the completion of many major projects including chiller replacements, fitness center improvements, commercial tenant improvements, laundry room improvements and cell phone tower installation.
In February 2013, Jesse was promoted to Residential Portfolio Manager where he was involved in several property acquisitions/due diligences. This gave him experience in budget planning, on-boarding, new property start-up & lease-up, property inspections, leasing and management plans and how to work directly with asset managers and ownership. Under the tutelage of our Senior Vice President, David Newcome he continues to grow his skills and knowledge in Property Management and third party management.
In addition to Jesse’s Property Management duties, he has served as the Co-Chair of the PMA PACE Awards committee for four years. Jesse oversaw the program that included budgeting, marketing, orientation, judge training and event planning for this committee. The program had 185 apartment communities participate, 10 judges, and the awards event had 600 attendees. Jesse was awarded the President’s Award for Distinguished Service by PMA in 2015, . He continues to serve on the committee as a guide for the new co-chairs.
When Jesse isn’t analyzing and planning property performance and working with the site team to implement improvements, he follow his favorite baseball team, the Washington Nationals, and spends as much quality time with his wife Carmen and two daughters Eva, 7 and Sofia, 3.
