CSP process

Requirements per
property type

IREM certifies office, medical office, multifamily, senior housing, retail, industrial and self storage properties.

Prerequisites

All properties that apply for the IREM CSP for Self-storage Properties program must meet the following requirements:

Properties primarily used as self storage facilities
At least 10,000 square feet
At least 18 months since substantial completion or repositioning
In compliance with all environmental laws

Baseline requirements – All properties must complete

Management	Perform a baseline sustainability assessment of the property
Management	Establish a 3-year plan for continuous improvement in property sustainability
Management	Hold meetings with your staff team, at least quarterly, to discuss progress on sustainability program
Energy	Establish an energy management policy
Energy	Benchmark energy use
Water	Establish a water management policy
Water	Benchmark water use
Health	Assess the property's health and safety status
Recycling	Assess your recycling practices and options
Recycling	Conduct a waste and recycling container audit
Purchasing	Establish a sustainable purchasing policy
Purchasing	Assess your purchasing practices and options

Options for each category

Earn a minimum of 2 points in the Energy and Water categories
Accumulate at least 30 total points by completing the activities of your choice

Energy
- Commit to ongoing training on energy management for maintenance team
- Conduct a walk-through to detect opportunities for improving energy efficiency through operational and equipment adjustments
- Assess the building envelope for energy efficiency issues and opportunities
- Provide at least one green transportation option for customers
- Obtain a renewable energy feasibility study for the property
- Achieve a Site EUI at least 20% below the national average for the sector
- Install LED lighting
- Install a renewable energy system
Water
- Commit to ongoing training on water management for maintenance team
- Check for water leaks
- Install high-efficiency fixtures
- Reduce water consumption by 5% over baseline
- Reduce water consumption by 10% over baseline
- Install native vegetation/xeriscaping or an efficient irrigation system
Health
- Establish a green construction policy for maintenance and renovations
- Use healthy, low-emitting materials for management operations
- Employ green cleaning services
- Establish a smoke-free policy for the property
Recycling
- Provide information on the property's recycling program to customers
- Determine the diversion rate
- Set diversion rate goals for the property
- Establish recycling services
- Facilitate customer recycling of e-waste, batteries, and appliances
Purchasing
- Use environmentally preferable products for management operations
- Use sustainable paper for marketing materials or establish a paperless marketing and leasing program
- Include sustainability clauses in vendor contracts for property management
- Purchase green power, carbon offsets, or renewable energy credits
