CSP office requirements

IREM certifies office, medical office, multifamily, senior housing, retail, industrial and self storage properties.

Prerequisites

  • At least 25,000 square feet
  • At least 18 months after substantial completion or repositioning
  • At least 75% occupancy
  • Smoke-free building
  • In compliance with all environmental laws

Baseline requirements – All properties must complete

Management Perform a sustainability market analysis
Management Discuss sustainability and investment goals with owner or supervisor
Management Commit to monitoring the effect of sustainability on property financials
Management Hold meetings with your staff team, at least quarterly, to discuss progress on sustainability program
Management Establish a plan for marketing your sustainability success
Energy Establish an energy management policy
Energy Benchmark energy use
Water Establish a water management policy
Water Benchmark water use
Health Establish an IAQ management plan
Health Conduct an IAQ walk-through
Recycling Assess your recycling practices and options
Recycling Conduct a waste and recycling container audit
Purchasing Establish a sustainable purchasing policy
Purchasing Assess your purchasing practices and options

  • Energy
    • Commit to ongoing training on energy management for engineering team
    • Hold periodic property manager-building engineer meetings to discuss energy management and property financials
    • Conduct a walk-through to detect malfunctioning equipment and opportunities for improvement
    • Provide information to tenants on energy management
    • Recommend ENERGY STAR equipment for tenant improvements
    • Provide green transportation options for building occupant

    • Conduct an inventory of water meters
    • Reduce water consumption by 5% over baseline
    • Reduce water consumption by 10% over baseline
    • Install a water reuse system
  • Health
    • Establish a green construction policy for renovations and tenant improvements
    • Engage tenants in health and wellness
    • Provide filtered water for building occupants and guests in common areas
    • Provide at least 3 healthy options in vending machines
    • Recommend healthy, low emitting materials for tenant improvements
    • Recommend healthy lighting for tenant improvements
    • Conduct an IEQ survey
    • Use green-certified materials in areas under management control
    • Employ green cleaning services for areas under management control
    • Ensure ventilation meets ASHRAE standards
    • Provide an onsite fitness facility and/or other wellness-inspired amenities for building occupants
    • Obtain indoor air quality testing
  • Recycling
    • Install recycling signage throughout the property
    • Provide information on recycling program to tenants
    • Establish a construction waste management plan for renovations and tenant improvements
    • Establish a policy for recycling e-waste, batteries, light bulbs, and bulk items
    • Set diversion rate goals for the property

    • Work with vendors to decrease packaging materials for orders
    • Include sustainability clauses in vendor contracts
