CSP industrial requirements

IREM certifies office, medical office, multifamily, senior housing, retail, industrial and self storage properties.

Prerequisites

  • Refrigerated and non-refrigerated warehouse and distribution centers, self-storage properties, properties with light manufacturing, assembly, and other light industrial activities
  • At least 25,000 square feet
  • At least 18 months since substantial completion or repositioning
  • At least 75% occupied
  • In compliance with all environmental laws

Baseline Requirements – All Properties Must Complete

Management Perform a baseline sustainability assessment of the property
Management Communicate sustainability goals to property tenant(s)
Management Establish a plan for marketing the property's sustainability success
Energy Establish an energy management policy
Energy Benchmark energy use
Water Establish a water management policy
Water Benchmark water use
Health Assess the property's health and safety status
Recycling Assess your recycling practices and options
Purchasing Assess your purchasing practices and options

Options for Each Category

  • Earn a minimum of 2 points in each category
  • Accumulate at least 32 total points by completing the activities of your choice

Energy

  • Provide energy management best practices to tenant(s)
  • Recommend and offer to participate in a tenant ENERGY STAR® Treasure Hunt
  • Assess the building envelope for energy efficiency issues and opportunities
  • Provide at least one green transportation option for tenant(s)
  • Obtain an outside energy audit or assessment
  • Obtain a renewable energy feasibility study for the property
  • Install LED lighting in areas under management control
  • Reduce energy consumption by 5% over baseline
  • Reduce energy consumption by 10% over baseline
  • Install a cool roof
  • Install a renewable energy system
  • Achieve an ENERGY STAR score of at least 60
  • Implement at least one green or energy-aligned lease

Water

  • Provide water management best practices to tenant(s)
  • Inspect the property's stormwater management system
  • Install high-efficiency fixtures
  • Reduce water consumption by 5% over baseline
  • Reduce water consumption by 10% over baseline
  • Employ at least three strategies to optimize water efficiency in site maintenance
  • Install a water reuse system

Health

  • Provide tenant(s) with information on the health and productivity impacts of indoor environments
  • Recommend healthy, low-emitting materials for build-outs and other construction projects
  • Establish a wildlife management policy
  • Establish a smoke-free policy for the property
  • Establish integrated pest management (IPM) practices
  • Install at least one feature that supports local wildlife and biodiversity
  • Provide at least one wellness amenity for tenant(s)

Recycling

  • Provide recycling best practices to tenant(s)
  • Establish construction waste management best practices for build-outs and renovations
  • Determine the diversion rate
  • Recycle e-waste, batteries, light bulbs, and appliances
  • Compost waste from landscaping maintenance
  • Achieve a minimum diversion rate of 30%
  • Establish an additional waste management or recycling service

Purchasing

  • Provide tenant(s) with sustainable purchasing best practices
  • Use environmentally preferable products for management operations
  • Include sustainability clauses in vendor contracts for property management
  • Purchase green power, carbon offsets, or renewable energy credits
